Spring is here and our community is beginning to blossom! The white paint on the exterior trim is looking great and the overall condition of the landscaping is improving.  It is imperative that every home owner do their part to keep Los Verdes looking pristine.  Click here to view pictures.

  Pet Waste
P
lease remember to be a good neighbor and pick up after your dog.  Also, report to management if you see anyone in violation of not picking up after their dog.  For more information relating to environmental damage caused by pet waste, link to:

   Golfer's Etiquette
Please report to the Club whenever you see Golfers using the back nine as a restroom.  The more calls that the Club receives the more they will take this seriously.  If you can see a cart number write it down and give to them when you call.

  Trash
Many homes are on the market to be sold; therefore curb
appeal is extremely important.  Please do your part.
 
Our CC&R’s clearly state that trash cans are not to be placed on the driveways and streets until dusk!  During the spring and summer that means not before 7:00 pm.

  Homeowner Insurance Coverage
Review your coverage to make sure you have adequate insurance for interior damage to your unit.  Read your CC&R’s if you are not knowledgeable of your liability. 
Section 3.12 provides details regarding homeowner maintenance and repair responsibilities.  See the summary list below:

All glass doors and windows together with such parts and equipment attached or pertaining thereto

Exclusive Use Areas (see CC&Rs 3.13)

Entry Area

Balcony

Patio

Backyard

Driveways

Water, sewer, or other utility lines or connections within any Unit or appurtenant Exclusive Use Areas (see CC&Rs 5.6)

Special Note:  Slab Leaks
Since January we have experienced numerous slabs leaks! This condition has put a serious drain on our “reserves”.  There are several cautions the homeowner should be taking to insure these conditions don’t occur:

·         Check your water regulators every month

·         Look for “hot spots” on your floor

·         Make sure your hot water pressure relief valve is working

·         Don’t set the water heater to “hot”

·         Call Seabreeze immediately if you have problems
