Coto de Caza
The Los Verdes condominium project is a common-interest subdivision of Coto de Caza
consisting of 72 units with the first units completed in 1988. It is a
subdivision of Coto de Caza in Orange County, California. In forming the
CZ Master Association, the developer made a decision to create a community with
common use facilities, open space, landscaped areas and gated controlled access.
New buyers obviously agreed that having property and amenities shared by all
owners, and someone to enforce neighborhood standards was a good idea.
Orange County would not take on the responsibility because the land was
privately owned and not generally open to the public. Coto Development
sold all the lots and did not want the continuing responsibility. The
residents owned the shared property so they took on the responsibility for its
maintenance.
The
developer conceived and designed the CZ Master Association and the legal
documents were recorded in September 1983, as the "Declaration of Limitations,
Covenants, Conditions and Restrictions" and appointed an initial Board of
Directors. As the community matured and homes sold, the Association became
more independent of the developer's support and control and matured into the
present governance of the development entirely by the homeowners themselves.

Verdes
Los
Verdes is a subdivision of Coto de Caza. Legal Documents developed which
establish the Los Verdes Home Owner Association include:
Articles
of Incorporation which established the non-profit Los Verdes Association and its
purpose, structure and powers.
Declaration of Restrictions which are Covenants, Conditions, Restrictions and
Reservations, commonly referred to as CC&Rs were recorded against all Los Verdes
properties.
By-Laws
were established to define rules for how the Association operates, membership,
voting rights, meeting notice and quorum requirements, elections or removal of
Board of Directors, powers and duties of the Board, officers and committees, and
record keeping and assessment authority.
