CC&Rs

 
The major responsibility of the Los Verdes Home Owner's Association is to protect the investment and enhance the value of the property owned by the members.  This is done by providing for the physical maintenance and operation of the common areas.  The Association is also responsible for enforcing the covenants, conditions, restrictions and reservations, also known as CC&Rs, complying with governmental regulations, improvements and facilitating an effective communications system among members. 

CC&Rs cover a variety of subjects affecting property use and enjoyment such as RV and boat storage, nuisances, commercial activity, fire control, signage, and all improvement activities.  Each property buyer should have received a copy of the CC&Rs through escrow, and they are listed in the title policy conditions for your property.

 
Homeowner Insurance Coverage

It is important to understand that the Los Verdes HOA is only responsible for some repair and maintenance to the outer buildings.   Review your coverage to make sure you have adequate insurance for any interior damage to your unit.  Read your CC&R’s if you are not knowledgeable of your liability.

Homeowners are responsible for:  (review CC&Rs 3.12)

(a) Unit

Interior surfaces of bearing walls

Surfaces of any other finishes owned by the Owner:

Ceilings

Floors

Walls

(b) All of the following that are within the Unit:

Plumbing fixtures

Lighting fixtures

Appliances

Water heaters

Individual heating and air conditioning units

Thermostats

Telephone facilities

Disposals

Automatic garage door openers

Interior surfaces of all of the following:

Walls

Floors
