Los Verdes Board of Directors
Elections
Three
current BOD member seats expired in May 2008 and the other two BOD member
seats expire in May 2009, alternating each year thereafter (three and then
two member seats up for election annually) . We always welcome more
participation with the management of our association. Please submit your name
for election and most importantly VOTE!
Although it is not required that you
vote, we strongly recommend that your exercise this right. More than 50%
of the membership is required to conduct the election; therefore, if more than
50% of the recorded owners (which constitutes a quorum) are not present, no
election will be held and a new date must be set. This may cause the
Association to incur additional expenses. The Board of Directors requests
that all members vote this year.
The Board of Directors are responsible
for electing the officers of the Association. The appointments are usually
made at the Board of Directors Organizational meeting following the election.

Association Annual Membership Meeting was held on Thursday, April 24, 2008,

Your interest as a homeowner is in concert with
the continuing success of the Association. If the Association functions
well, the life style you have moved here for and your property values may be
best maintained.
Instructions to Voters
Each lot owner has as many votes as there are
members to serve on the Board of Directors for the coming term. The total
number of votes cast may not exceed the number of members being elected.
In the 2008 election each household was entitled to a maximum of three (3) votes
which can be cast for any of the candidates listed below.
(Note: In 2009 each household will be entitled
to a maximum of two (2) votes since there will be only two board members up for
election.)
- You may cast as many as three (3)
votes for one (1) candidate
or
- You may distribute the total of
three (3) votes amongst any number of candidates so long as the total number of
votes does not exceed three (3). For example, you may cast 2 votes for
one candidate, 1 vote for another casting your total of 3 votes.
Fractional voting
is not allowed.
Note:
To comply with the IRS Revenue Ruling 70-604 the membership needs to vote to
apply any Los Verdes HOA year-end fund surplus to next year's budget to reduce
potential tax liabilities. The Board of Directors is soliciting a yes vote
on your ballot to allow them to apply any surplus funds at year's end to your
next year's budget. If you do not vote yes, your association will be taxed
on any surplus funds.
After you
have completed your ballot, insert it into envelope "A", seal envelop "A" and
insert it into envelope "B" which is pre-addressed. In the upper left hand
corner of envelop "B" print your name and the address of your property located
in the Los Verdes Home Owners Association, sign your name on the signature line
and mail.
Your ballot
must be received on or before 12:00 noon the last business day before the
election date. You may hand deliver your ballot to the Annual meeting
prior to the polls closing. Do not return yoiur ballots to the corporate
office for Seabreeze Management. All ballots must be sent to:
