The
Los Verdes condominium project is a common-interest subdivision. It is
operated by two incorporated owners associations, the Los Verdes Homeowners
Association and the CZ Master Association; each owner becomes a member of both
at the time of purchase. These associations manage and operate the common
areas in accordance with the Restrictions, Articles of Incorporation and the
Bylaws and have the right to levy assessments against the property owners for
maintenance of the common areas and other purposes. The owners' control of
operations and expenses is limited to the right of the elected representatives
to vote on certain provisions at meetings.
CZ
Master Association
The CZ Master Association is administered by a five member Board of Directors.
Coto has a unique election system in that each of the 45 subdivisions, referred
to as Districts, in April elects a Delegate and an Alternate Delegate from their
area to represent and vote on behalf of their District (subdivision). In
May, the CZ Board members are elected by the Delegates with each casting the
number of votes equal to the number of lots in their District. Three Board
members are up for election on odd numbered years and two members on even
numbered years. In order to run for the Board, a candidate must be a
property owner in good standing as a member. The Association officers are
elected by the Board from its members. The Board is first, assisted in its
duties by voluntary committees of Association members and second, through
contracts for administrative staff and services.
Los
Verdes Home Owners Association
The Los Verdes Home Owners Association is also administered by a five member
Board of Directors, elected for two year staggered terms.
Three BOD member seats expire in May 2008 and the
other two BOD member seats expire in May 2009, alternating each year thereafter
(three and then two member seats up for election annually). We always welcome
more participation with the management of our association. You are encouraged
to submit your name for election and most importantly VOTE!
The Board of
Directors are required to adhere to the By-Laws which are primarily concerned
with the mechanics of running the Association and assigning responsibility for
decision making for day-to-day operations. By-Laws establish rules for how
the Association operates, membership, voting rights, meeting notice and quorum
requirements, record-keeping, election or removal of Board of Director, powers
and duties of Board, officers and committees, and assessment authority.
