Our Los Verdes Architectural Committee Chair is:

All Los Verdes Community homeowners are subject to the Architectural Policies and Guidelines of both the Los Verdes Home Owners Association and the CZ Master Association.  The Los Verdes Guidelines have been drafted to closely parallel the CZ Master Guidelines.  Because the CZ Master Guidelines are intended to cover a wide variety of housing developments, they are generally less restrictive than the Los Verdes Guidelines.  To the extent that the CZ Master Guidelines differ, the more restrictive version shall prevail.

Living in a planned community such as Los Verdes offers many privileges as well as imposing certain restrictions.  In order to preserve the value, desirability, attractiveness and architectural integrity of Los Verdes, the Covenants, Conditions and Restrictions have authorized the formation of the Architectural Committee.  The Architectural Committee is appointed by the Board does not seek to restrict individual creativity or personal preferences, but rather to help assure a continuity in design which will help preserve and improve the appearance of the Community. 

As with all condominium developments, the homeowners in Los Verdes are not permitted to make any changes or improvements to the exterior or structural elements of their unit.  Nonstructural improvements to the interior of your unit, which are not visible from the outside, do not require Architectural Committee approval.  These guidelines primarily deal with the installation of landscaping, patios, and fences within the Exclusive Use Areas which belong to each unit.

As set forth in the CC&Rs of the Association, the Board of Directors delegates the duties and responsibilities of architectural and landscape issues to an Architectural Committee that is vested with the power to review and recommend approval or disapproval of all improvements covered by these guidelines.  Upon completion of the work the Architectural Committee or its duly appointed representative shall inspect any improvement for which approval of plans were required.

Landscape Committee Application
Prior to the commencement of any landscaping or exterior improvements of any type, an application must me filed with the Architectural Committee.  Failure to obtain approval of the Architectural Committee may constitute a violation of the CC&Rs and shall require modification or removal of unauthorized work of improvements at the homeowner's expense.

Building Permit
A Building Permit may be required  by the City/County or other governmental agencies prior to the commencement of any work.  The Architectural Committee does not assume any responsibility for your failure to obtain such permits.  Also, obtaining such permits does not waive the obligation to obtain Architectural Committee approval.
