"The Good Life" Los Verdes is a special community of 72 homes located in Coto de Caza in Orange County, California.  This community is located in Orange County, California at Coto de Caza Drive and San Miguel, immediately adjacent to the Coto de Caza Golf and Racquet Club ("Course") and is inland  approximately fifteen miles from the Pacific Ocean. NEW    LVHOA Budget Summary 2010 Your Los Verdes Home Owners Association (HOA) is a private, non-profit mutual benefit corporation in which all property owners automatically are members when property is purchased and have certain rights and obligations.  The Association runs things as a sort of mini-government, operating under the Community Codes and Regulations known as CC&Rs originally established by the developers and by state law. Membership in the Association is mandatory for as long as you own your property.  In the Association, the majority rules and reflects what the group wants, within parameters of the recorded documents.  Your interest as a home owner is in concert with the continuing success of the Association.  If the Association functions well, the life style you have moved here for and your property values may be best maintained.
